Stephenson House – Terms and Conditions
Our property is offered to let on a weekly basis, Friday to Friday, or short breaks (3 night weekends – Friday to Monday or 4 night midweeks – Monday to Friday).
We do also offer winter short breaks, off season and last minute breaks, so please contact us directly via the enquiry form for availability and pricing.

We will be in respond shortly thereafter.
Provisional bookings will be held for 24 hours pending cleared payment of deposit.
Bookings will not be confirmed until payment is received.
A 30% deposit of the total rental charge is required to secure your booking. The remaining balance is payable no later than six weeks prior to commencement of the holiday. If you are booking within six weeks of the start of your holiday, payment in full is required.
Payments can be made via personal cheques or BACS transfer payable.
Good House Keeping Bond
A refundable good housekeeping deposit of £250.00 is also payable no later than 14 days prior to your stay (We will contact you prior to your stay to arrange payment). The good housekeeping bond will be refunded in full within one week of departure, provided the following provisions are met:
• You are responsible for keeping the property and all furniture, fixtures, fittings and effects in or on the premises in the same state of repair and condition as at the commencement of the holiday and also undertake to leave the premises in the same state of cleanliness and general order in which it was found
• No damage is done to property or its contents, beyond normal wear and tear.
• All rubbish is put in dustbins and recycling separated as requested.
• All keys are left as requested
• No bed linen/towels are lost or damaged.
• No charges are incurred due to illegal activity or pets
• You have not been asked to leave the property by ourselves or local law enforcement.
Please check all details on the booking confirmation are correct and let us know as soon as possible (within 7 days) of any mistakes/errors.
Arrival and Departure
Your accommodation will be available to you from 4pm on the day of arrival, unless otherwise arranged with us.
Please be ready to leave the accommodation by 10am on the day of departure, unless otherwise arranged with us.
Unfortunately, pets are not allowed at this property
Strictly no smoking inside the property
Our property is furnished and equipped to cater for the stated permitted occupancy confirmed on the booking form. We require a list of guest names for health & safety and fire regulations.

If you have any special needs or requirements please let us know at the time of booking.
Pillows, duvets, bed linen, towels and tea towels are all supplied in the property.
Please note bedding for the cot is not provided.
Additional bedding can be provided, if required during your stay, at an additional cost.
If for any reason you have to cancel your holiday, please let us know as soon as possible, giving written confirmation. Please note that if the cancellation is received more than eight weeks before the start of your holiday, you will be liable for the deposit cost but if you cancel within eight weeks of the holiday you will be liable for the total cost. We will endeavour to re- let the property and if successful we will make a refund less an administration charge of £50 and any difference in rental cost. We recommend that guests take out their own cancellation insurance with a reputable company.
Non-Availability of Accommodation
We would only cancel your holiday if your accommodation was unavailable for reasons beyond our control. We would give you a full refund of the Deposit and/or Rental cost.
Our liability would not extend beyond this refund.
It is your and members of your party’s responsibility to take out adequate travel insurance and cover for the duration your stay.
You, or any member of your party, must not do anything, or permit anything to be done, that would, or may, result in the insurance of the property becoming void or voidable, or the premium on it being increased.
We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves.
Maximum Persons per Property
The number of people occupying this property should not exceed the number stated on the Holiday Confirmation. Maximum occupancy for this property is 12 (with the exception of 1 infant, under 24 months, in a cot, where applicable)
We may refuse admission to any persons not declared at the time of booking. The remaining guests may also be asked to leave, if this occupancy is exceeded. Should this occur, it will be deemed that you have cancelled your booking and you shall have no claim for compensation or reimbursement whatsoever.
Any booking obtained under false pretense will be subject to forfeiture of any deposit and/or rental money. Should we find out this has happened you and your party will be denied access to the property.
Use of property
The use of the property is for no other purpose whatsoever other than holiday accommodation and solely for the purpose of a holiday by yourself and your party. You agree you will vacate the property on the departure date without prior warning or process of law.
The property must be left in a secure state if left unoccupied during your stay, with all external doors & ground floor windows locked.
If you do leave the property before the departure date on your booking form please let us know.
We require your personal information for three reasons: Firstly, to process your enquiry or booking, secondly to provide you with relevant information and thirdly to return your good housekeeping bond.
Your personal information will not be passed on to any third party.
Access to Holiday Property
Our aim is to allow you and your party to enjoy and use the property for the Holiday Period, free of interruption – except in emergency. We ask that we are allowed access at any reasonable time during the holiday occupancy should an emergency, or problem, arise that needs attention from ourselves or a representative on our behalf i.e. tradesmen. We will consult with you prior to entering the property, unless an emergency arises and we need to gain access immediately.
Safety around the property
Grounds include steep banks, woods, un-fenced ponds and streams ~ children to be supervised at all times
Fireplaces – Please follow the instructions for use of the wood burners, which can be found on the hearths. Please only use seasoned wood, suitable for wood burners. Please do not overload, throw any paper or other combustible materials in the fireplace. Please ensure the fires are fully shut down and fully out, before leaving unattended.
Our property’s only source of water is from a private spring water supply. There is a three filter/high pressure pump system and ultraviolet light purification.
In the unlikely event upon arrival you feel items may be damaged/broken, please let us know immediately (within 24 hours) of your arrival, so we can assist accordingly.
Please report any damages/breakages made by yourselves, as soon as possible and before departure.
Damage/breakages caused through neglect may be liable charged for; in this case we will contact you within 7 days of departure.
Carpet, rug, upholstery and mattress stain removal is chargeable
